I admit it -- I’m a "Looky Lou." I love to go to open houses and assess other people's decorating styles. They give me ideas for my current home, and the home that I'll buy someday. I consider it good practice for my future investment; plus, I just like real estate and everything that goes with it. Attending an open house has taught me a lot about what to expect when I start my search for that perfect place to live.
If you're a potential homeowner (and not a "Looky Lou", like me), you probably know what you want in a home. Keep in mind, though, that you're going to see a lot of homes and you might become overwhelmed by the possibilities.

Make a list of features you can't live without. This way, you have a guide to follow so that you won't get overwhelmed by possibilities. If you can't live without a fireplace in the bedroom, but you fall in love with the home's hardwood floors, you can reassess your list and make a decision.
Consider your price range and write down the most and least you are willing to spend. You can get away with some bargaining, but most sellers won't go below a certain price point, so look within your means.
Ask the seller specific questions about the house. Include questions about current and past repairs, how long the seller has lived in the house and any other questions that you feel are pertinent. Sellers aren’t obligated to disclose any details about the house, barring statutory defects, unless they are asked, so do your homework.
Be polite. Treat the seller’s home the way you would want your home to be treated.
Exchange phone numbers with the seller’s agent before you leave and call to set up a formal second showing if you want to make an offer.
Don’t be shy – ask the neighbors about the neighborhood. Get their impressions on what kind of a place you will be potentially moving into.

Buying a new house can be one of life’s greatest adventures, and when you visit an open house with an informed attitude, you’re ensuring that your experience will be a great one. Keep a cool head, know what you want and most of all, enjoy yourself!
